Terms & Conditions

The following terms and conditions shall be applied for daily programs offered and delivered during all seasons by Nordic Hospitality Oy (Ltd), later NH.


Services and Prices:
The prices and the services offered and to be delivered by NH under these Terms & Conditions for daily programs are set out in the program descriptions for each daily program service. The given prices include VAT according to the Taxation Laws and Regulations of Finland. NH reserves the right to change the prices in case of any unforeseen increases in costs (including but not limited to taxes, fuel prices etc.) beyond the control of NH.

Reservation received by NH is considered as confirmed upon reservation confirmation send by AH to the consumer. Payment options will be presented in our webstore, or in case of reservations made on the spot, during the booking process.

None of the rates include cleaning, which will be charged separately on site. Normal cleaning fee is 160 eur per stay. Extra cleaning fee is 360 eur after pet stay or especially untidy house.


COVID 19 - International Travel Restrictions and Flight Cancellations

The customer does not have the right to deviate from the booking and cancellation terms and conditions and does not have the right to cancel their booking on the basis that the customer that made the booking or the guests are not able to arrive at the accommodation at the booked arrival time as a result of the travel restrictions imposed by Finland or the country of departure as a result of the COVID-19 epidemic. Travel restrictions do not count as “Force Majeure” events/circumstances, as international travel restrictions which are due to the COVID-19 epidemic are not unforeseen. In this situation, the customer’s cancellation and no-shows will be subject to the standard booking and cancellation terms and conditions.

The above also applies in the event that the customer or the guests cannot enter Finland due to the cancellation of flights or changes in schedules. Flights may be cancelled and rescheduled due to the COVID-19 epidemic, and are not “Force Majeure” events/circumstances as these circumstances are not an unforeseen situation.

Partially refundable rate:

The guest will be charged 50% of the total price if they cancel after reservation and the total price if they cancel 14 days before arrival. If the guest doesn’t show up they will be charged the total price.

The guest will be charged a prepayment of 50% of the total price after reservation and the remaining amount 14 days before arrival.

Non refundable rate:
The guest will be charged the total price if they cancel anytime.
The guest will be charged a prepayment of the total price anytime.

Credit card refunds are done within 30 days.

All changes or alterations to be made to the reservation shall be made in writing within office hours in Finland. The requested changes are subject to the written approval of NH.


“AH” is Nordic Hospitality Oy (LTD)
“Consumer” is a person, who has delivered the Order or other way confirmed the booking to NH. For the avoidance of any doubt, a company, corporation or community is not a person. hereinafter each alone “Party” and together “Parties”.
“Order” is any documentation in written form, from the Consumer to NH to make a booking. “Order Confirmation” is any documentation from NH to the Consumer including prices and specifications of the services and confirming the availability of the ordered services.

Service language
Language used for guiding and during all services is English or Finnish if not otherwise stated or agreed.

NH shall exercise pro-activity, contingency, due diligence and appropriate health and safety measures in accordance with the laws and regulations of Finland and Finnish standards of recommended practices of program services at all times when delivering offered services under these terms and conditions.

Liability Insurance
NH has a General Third Party Liability Insurance for bodily injury and property damage according to the terms and conditions of Fennia Insurance Company Ltd.

NH may only be held liable for personal injuries or material damage arising from accidents that have happened during the delivery of the offered services and which are caused by negligence of the NH or its employees or sub-contractors or by the provision of faulty equipment. NH is not liable for any accidental damage or injury which has to be indemnified under the travel insurance of a customer. Personal travel insurance is always highly recommended.

Force Majeure
Neither Party shall be held liable for any default, damage or loss due to a condition force majeure or to unreasonable impairment of the Party’s operations due to a similar cause (including but not limited to war, strike, weather, lack of snow, or other natural condition etc.). If encountered a force majeure condition, the Party shall immediately notify the other Party in writing thereof, and shall keep the other Party fully informed of the continuance of the force majeure condition and of any relevant change of circumstances whilst such force majeure continues. When encountered a force majeure conditions Parties shall also take all reasonable steps available to it to minimize the effects of the force majeure on the performance of their obligations under this contractual relationship.

Applicable Law and Jurisdiction
These terms and conditions shall be governed by and construed in accordance with the Finnish Law. The Finnish Courts shall have the exclusive jurisdiction to settle any dispute, controversy or claim related to such a demand. The District Court of Lapland (in Finnish: Lapin Käräjäoikeus), placed in Rovaniemi, shall be the court of first instance.

If any part, term or provision of these terms and conditions is partly or wholly held invalid, illegal or unenforceable, the validity or enforceability of other provisions, extent part and remainder of these terms and conditions shall remain in full force and effect.
